Shopfront maintenance contracts

A shopfront maintenance contract is an agreement for planned visits to inspect, adjust and service a shop's doors, closers, locks, shutters, glass and seals. Faults are recorded and priced, so owners and landlords can keep frontages working and budget for upkeep in advance.

How do you know you need this?

You need a contract if you look after several sites, if your lease makes you responsible for the frontage, or if doors and shutters work hard every day. Warning signs include repeat call-outs for the same door, closers and shutters with no service record, and faults that only appear at closing time. Planned checks catch wear on floor springs, seals and shutters before they fail.

What do we fix?

Door and closer checksFloor springs, closers, hinges and pivots are checked, adjusted and lubricated where needed.
Shutter servicingCurtains, guides, motors, limits and locks are inspected, and the shutter is run through a full cycle.
Automatic door checksSensors, belts, rollers and safety functions are tested against the maker's instructions.
Glass and seal inspectionCracks, misted units, failed gaskets and blocked drainage are noted before water or wear makes them worse.
Lock and key checksLocks, keeps and cylinders are checked for wear, with the door tested from both sides.
Multi-site reportingEach site gets a dated record, with photos of faults and a price for any repair.

How much does a shopfront maintenance contract cost?

A shopfront maintenance contract costs £295 to £995 ex VAT per site per year. The figure depends on how many doors, shutters and automatic entrances each site has, and how many planned visits you want. We agree the scope in writing first. Repairs found on a visit are priced separately, and a fault between visits is handled as a charged diagnostic visit, from £125 ex VAT.

Guide prices exclude VAT. Your repair price, including any visit charge, is confirmed before work starts.

Common questions

What does a shopfront maintenance contract include?

It includes the planned visits and checks listed in your written scope, usually covering doors, closers, locks, shutters, glass and seals. Repairs and replacement parts are priced separately unless the contract says otherwise, so you approve each cost before the work goes ahead.

How often should a shopfront be serviced?

Once or twice a year suits many sites, though busy entrances and powered doors may need more. Makers' instructions set the starting point for each product, and we build the schedule around those, your usage and anything your lease requires.

Can one contract cover all my shops?

Yes, one contract can cover several sites across the UK, including Scotland, Wales and Northern Ireland, with NI, islands and remote areas by arrangement. Each site gets its own asset list and visit record, and you can have a combined report.

Does a contract include emergency call-outs?

Not automatically, as the scope is agreed in writing. Our 24/7 emergency line is there for break-ins, smashed glass and boarding up, and we'll tell you the arrival time when you call. A contract does not carry a guaranteed response time.

Will a maintenance contract help with my insurance?

It gives you dated records of visits and faults, which may help if an insurer asks for evidence of upkeep. We can provide photos and an itemised invoice for any repair. We cannot promise lower premiums, or that a claim will be paid.
