Floor spring repairs
A floor spring is a hydraulic door closer set into a steel box in the floor beneath a shop door, usually working with a pivot at the top. Floor spring repairs mean adjusting, realigning or replacing that unit so that the door closes under control again.

How do you know you need this?
You probably need this if the door no longer returns to its closed position, swings through centre, slams, closes very slowly, sits off line or has dropped at the bottom. Oil around the floor plate is a strong sign that the hydraulic seals have failed. A door that moves loosely on its pivot, or a floor plate that rocks underfoot, also points to a worn spring or box.
What do we fix?
How much does a floor spring repair cost?
Repairing or replacing a floor spring costs £295 to £695 ex VAT per floor spring. The make, the door weight and any work to the box set the final figure. If photos of the cover plate and door do not identify the unit, we book a charged diagnostic visit, from £125 ex VAT, and let you know that cost in advance.
Guide prices exclude VAT. Your repair price, including any visit charge, is confirmed before work starts.
What is the specification?
| Standard | BS EN 1154, controlled door closing devices |
|---|---|
| Power sizes | EN 1 to EN 7; EN 3 suits doors up to 950 mm wide and 60 kg, EN 4 up to 1100 mm and 80 kg |
| Action | Single-action or double-action, with hold-open available on many models |
| Housing | Cement box set into the floor, with spindle and cover plate |
| Glass door weight | About 25 kg per square metre at 10 mm and 30 kg per square metre at 12 mm |
How does the job run?
Identify the unit
Send photos of the door, the cover plate and any markings so that we can identify the make and spindle.
Check the door
We check the door weight, the pivots, the top centre and the alignment of the box.
Replace and level
The door is lifted off, the old unit is removed and the new spring is set level in the box.
Adjust the swing
Closing and latching speeds are set, then the door is run through repeated cycles to confirm it centres.
Common questions
Can a leaking floor spring be repaired?
Usually not. A leaking floor spring is normally replaced, because the hydraulic unit is sealed and its seals are not a routine site repair. The cement box can often stay. If the box is corroded or the make is no longer available, we explain the options.
Will a new floor spring fit my existing box?
Often yes, if the box and spindle match the replacement. Many makes share similar sizes, but not all do, so we check the dimensions first. Where they differ, an adapter or a new box may be needed, and a new box means opening up the floor.
What happens if I leave a faulty floor spring?
The door becomes harder to control and can slam or swing into people. A failed spring also strains the top pivot, the patch fittings and the glass. Toughened doors need care, because damage at an edge can cause the whole panel to break.
Do floor springs suit fire doors?
Some do, but only models tested for the purpose and fitted as part of a tested door set. Fire doors need a closing device of at least power size EN 3 under BS EN 1154. Never swap the closer on a fire door without checking its certification.
